Each neighborhood in Sun Lakes operates under one of three Homeowners Associations (HOAs), which creates unique amenity-sharing agreements and a distinct social fabric. The Original & Classic. As the very first community, Sun Lakes Country Club (also known as “SLCC”) features classic, well-maintained homes, including both single-family and manufactured styles. It is a non-gated community built around a friendly clubhouse, its own golf course, and a wide array of social clubs.
Mature & Active. This non-gated community is known for its lush, mature landscaping and beautiful tree-lined streets. Cottonwood features a challenging 18-hole golf course and shares its extensive amenities—including a fitness center, restaurants, and pools—with the Palo Verde community.
Private & Gated. As the first gated community in Sun Lakes, Palo Verde offers an extra layer of privacy. It features an 18-hole executive golf course and its own clubhouse. Residents also enjoy full access to all the amenities at the neighboring Cottonwood Country Club.
Guard-Gated & Intimate. Ironwood is an exclusive, guard-gated community of 734 homes. It has its own 18-hole course and clubhouse, offering a private feel. As part of the “IronOaks” association, residents also have full access to all the world-class amenities at Oakwood.
Newest & Most Modern. The final and largest community, Oakwood is a guard-gated neighborhood with the most modern homes and amenities. It boasts 27 holes of golf, a state-of-the-art fitness and racquet center, a softball field, and the popular Stone & Barrel restaurant.
